Terms and Conditions

These General Terms and Conditions apply to the accommodation of guests in apartments located in the building at Korunní 716/5, Prague 2 (hereinafter referred to as the “accommodation” or the “apartments”) operated by Korunní Praha s.r.o., Company ID: 07437676, with its registered office at Písecká 486/14, Vinohrady, 130 00 Prague 3, registered in the Commercial Register maintained by the Municipal Court in Prague, File No.: C 300999 (hereinafter referred to as the “Accommodation Provider”).
Guests are required to comply with the legal regulations of the Czech Republic, these General Terms and Conditions, and the House Rules. These General Terms and Conditions govern the rights and obligations arising from the agreement concluded between the Accommodation Provider and the individual booking the services (hereinafter referred to as the “Terms and Conditions”).
Each guest is obliged to familiarize themselves with the House Rules posted at the accommodation reception and agrees to comply with them.
1. When and how is the agreement between the guest and the Accommodation Provider established?
Currently, the Accommodation Provider offers the option to book accommodation via the Airbnb and Booking.com platforms (hereinafter referred to as the “booking platform”), or in individual cases, via email. The agreement between the guest and the Accommodation Provider is concluded at the moment the reservation is confirmed by the Accommodation Provider. At that point, the Accommodation Provider is obliged to provide the agreed service (enable the stay), and the guest agrees to pay the agreed price.
The stay and related rights and obligations are also subject to the terms and conditions of the booking platform used to make the reservation, if those terms apply to the contractual relationship between the guest and the Accommodation Provider in the provision of accommodation and related services.
2. Price and Payment, Cancellation Policy
The price of the stay is listed on the booking platform or sent by email upon request in the case of an individual email reservation. The price stated in the confirmed reservation is binding for the guest. The Accommodation Provider also offers additional services related to the stay, such as laundry service, airport transfers, etc. A price list of these services is available upon request. The Accommodation Provider reserves the right to change the range of services and their prices.
Unless explicitly stated otherwise on the booking platform, the price does not include city tax or cleaning fees. The price is charged in euros, and the Accommodation Provider is not responsible for any currency exchange losses or bank fees related to currency conversion during the guest’s payment.
Payment is made according to the terms stated on the booking platform when the reservation is made. Currently, the Accommodation Provider requires advance payment for all apartment reservations.
The booking platform also states the time frame within which the guest may cancel free of charge before the start of the stay. If this time frame is not observed and the guest cancels after it expires, the Accommodation Provider is entitled to charge a cancellation fee of 100% of the total price.
For individual email reservations, the stay can be canceled up to 7 days before the start date. If canceled later, the Accommodation Provider is entitled to charge a cancellation fee of 100% of the total price.
If a guest cancels part of the stay after arrival or does not use a service already paid for, they are not entitled to any financial compensation.
For cancellation of booked services less than 24 hours before their use, the Accommodation Provider is entitled to charge a 100% cancellation fee for the unused services.
The cancellation fee is due immediately. The guest will receive a refund of the difference between the amount paid and the cancellation fee in accordance with these Terms and Conditions. If the cancellation fee exceeds the paid amount, the guest must pay the difference without undue delay.
The Accommodation Provider currently does not accept cash payments.
3. Basic Rights and Obligations of the Guest
The guest has the right to:
- receive the agreed services properly,
- be informed in a timely manner of any changes to the agreed services,
- cancel the agreement at any time prior to the start of the stay, in accordance with the conditions specified during booking and in these Terms and Conditions,
- file a complaint about any deficiencies in the services provided.
The guest is obliged to:
- cooperate with the Accommodation Provider, provide accurate and truthful information, and notify the Accommodation Provider without undue delay of any changes to such information,
- collect the documents necessary for their stay from the Accommodation Provider and arrive at the agreed location at the start of the stay,
- compensate for any damage caused by the guest,
- notify the Accommodation Provider of any cancellation and pay the cancellation fee in accordance with the cancellation terms.
The guest is also obliged to complete the online check-in according to the instructions sent, providing complete and truthful information, no later than before the start of the stay. If this is not done, the Accommodation Provider is entitled to cancel the guest’s reservation—i.e., withdraw from the agreement. In such a case, the Accommodation Provider is entitled to charge a cancellation fee of 100% of the price of the stay, payable immediately.
4. Basic Obligations of the Accommodation Provider
The Accommodation Provider undertakes to make the apartment available to the guest according to the confirmed reservation and to provide all necessary information for the stay.
In the event of cancellation in accordance with these Terms and Conditions or by law, the Accommodation Provider undertakes to refund the difference between the amount paid and the cancellation fees, no later than 14 days after the cancellation or receipt of written notice of cancellation (email is considered written notice for these purposes).

Out-of-Court Dispute Resolution
In accordance with applicable legal regulations, the Accommodation Provider informs guests that, as consumers, they may contact the Czech Trade Inspection Authority (Česká obchodní inspekce) for out-of-court resolution of consumer disputes.

The Czech Trade Inspection Authority handles such cases in accordance with applicable legislation. For the avoidance of doubt, nothing in these terms limits the guest’s right to assert their claims through the civil courts.
6. Validity of Terms and Conditions
These Terms and Conditions are valid and effective as of the date stated at the beginning and replace all previously valid conditions from that point forward.
